Fair Housing & Income Discrimination Compliance

Purpose of This Disclosure

This disclosure outlines the terms under which tenant information is displayed on the VouchFinder platform. VouchFinder is committed to promoting fair housing practices and ensuring compliance with all applicable federal, state, and local fair housing laws, including the Fair Housing Act, the New York State Human Rights Law, and the New York City Human Rights Law.


Voluntary Opt-In Consent

All tenants who choose to display personal information — including but not limited to credit score ranges, income information, household size, voucher program participation, and profile details — have voluntarily opted in to share this information on the VouchFinder platform. Each tenant has provided a separate digital signature confirming their consent to display this information to property owners, licensed real estate agents, and other authorized users of the platform.

Tenants may revoke their consent at any time by contacting VouchFinder or updating their profile settings. Upon revocation, all publicly displayed information will be removed within a reasonable timeframe.


Fair Housing Compliance

VouchFinder strictly prohibits discrimination in housing based on race, color, religion, sex, national origin, familial status, disability, sexual orientation, gender identity, marital status, age, citizenship status, lawful source of income (including housing vouchers), or any other characteristic protected by applicable law.

The display of tenant information on this platform is intended solely to facilitate the housing search process and to help match tenants with suitable housing opportunities. Property owners and agents are prohibited from using any displayed information to discriminate against tenants in violation of fair housing laws.


Income Discrimination Protection

In accordance with New York City Local Law 10 of 2008 and subsequent amendments, it is unlawful for property owners, landlords, real estate brokers, or their agents to refuse to rent, or to discriminate in the terms, conditions, or privileges of rental, based on a tenant's lawful source of income. This includes, but is not limited to:

  • Section 8 Housing Choice Vouchers
  • CityFHEPS (City Family Homelessness and Eviction Prevention Supplement)
  • HASA (HIV/AIDS Services Administration) housing assistance
  • FHEPS (Family Homelessness and Eviction Prevention Supplement)
  • Veterans Affairs Supportive Housing (VASH) vouchers
  • Emergency Housing Vouchers (EHV)
  • Any other form of government housing assistance or subsidy

Data Privacy & Security

VouchFinder takes the privacy and security of tenant information seriously. All personal data is stored securely and is only accessible to authorized users of the platform. Sensitive information such as exact income amounts and full credit scores are masked or displayed as ranges to protect tenant privacy while still providing useful information to facilitate housing matches.

VouchFinder does not sell, share, or distribute tenant personal information to third parties outside of the housing search facilitation process.


Digital Signature Acknowledgment

All Fair Housing and Income Discrimination disclosures referenced on the VouchFinder platform have been reviewed and digitally signed by each participating tenant prior to their information being displayed. By signing, tenants acknowledge that they:

  • Understand the nature of the information being displayed
  • Consent to the display of their selected information on the platform
  • Have been informed of their rights under applicable fair housing laws
  • May withdraw consent at any time
  • Understand that displayed information may be viewed by property owners, agents, and authorized platform users

This disclosure is effective as of the date of the tenant's digital signature and remains in effect until consent is revoked. VouchFinder reserves the right to update this disclosure in accordance with changes in applicable law. Tenants will be notified of material changes.
